Top 5 Reasons To Get a Home Inspection

1. Offers possible negotiation leverage

After completing a Home Inspection on a home you have under contract, the inspector might discover items that weren’t already known about.  Maybe the roof is bad, or the furnace is going out, or there is a leak in the basement. This could give you leverage to renegotiate. You could ask for the seller to repair the damages or reduce the price or both.

2.  You will know what to fix

Once the inspection is over, you will receive a comprehensive report of all the material defects of the property. Even if you don’t have the seller repair any of these items, you will know exactly what to fix and what to look out for as you take ownership of the home. You can fix up the necessary repairs after closing and start to budget for the bigger items that are not needed right away, but will be a problem soon.

3. Ensures the property is Safe

The inspector will look for all the safety issues that are present. Bad electrical, missing handrails, mold, and even missing GFCI outlets by the sink.  You will feel confident the property will be safe for your use or at least you will know what needs to be done to make sure that it is safe.

4. Uncover problems that were not seen during the showing

You might have looked at the property 3 or 4 times before you finally decide to submit an offer.  You might think you know everything there is to know about a property and it may be in pristine condition.  What I always tell my clients is that the inspector will find things that you do not know about or see.  Things happen, even in a very well-maintained property or new construction.  This helps you to make a very informed and educated decision on what to do next and what to look out for in the future.

5. Peace of Mind

The biggest and best reason for the Home Inspection is to give you peace of mind.  Not that inspectors are perfect and that they will catch everything, but it is extremely important that you have a third party professional look everything over for you.  You can feel confident that you have all the facts about the property and know what to do once you officially own it.  Those who don’t do an inspection, may have this constant worry that something is wrong that they don’t know about.
